    Frequently Asked Questions

    Will the development be gated?

    Yes. There will be double aluminum gates at both entrances to the property with access codes given to residents only. We will also have an on-site security camera system monitoring the premises as well as periodic security patrols.

    What utilities are included in the rent?

    AT&T Fiber 1000 high speed internet, water, and electricity (with a cap) are included in the rent. The electricity allowance is $25 per person per month.

    What is the square footage of each home?

    The 3 BR homes are approximately 1,700 SF and the 4 BR homes are approximately 1,900 SF. The Landing’s units are the largest in market and the only cottage style home rentals in the University of South Alabama area. The bedroom sizes vary slightly depending on the floor plan, but all are spacious.

    Am I leasing a bedroom or the entire home?

    You and your roommates are leasing the home together, however, you (and your guarantor) are only responsible for your portion of the monthly rent.

    Is there parking available for each tenant? Do you charge additional for parking?

    We know that parking is a big issue at South. Fortunately for our residents, each tenant receives one designated parking space. We do not charge an additional fee for the space -- it is included in the rent.

    May I still lease with you if I don’t have roommates?

    Yes. We lease to both groups and individuals seeking roommates. All applicants complete a roommate matching preference form during lease signing. We will assist in matching as needed by sorting through the most important preferences to facilitate roommate compatibility.

    Do you allow pets?

    Yes, subject to compliance with our pet policy and management’s approval. Groups take priority over individuals with pets. We do not guarantee placement of individuals with pets but will do our best to match tenants as needed.

    Are the homes furnished? What is included?

    Yes, the homes are furnished with stylish modern pieces. Each living area has a sectional sofa, coffee table, and barstools for dining at the kitchen island. Each bedroom has a memory foam mattress, bed frame, dresser, desk, and chair. The furniture is included in the rent.

    How do I receive mail?

    There is a central mailbox on site with a slot designated for each house. Mail is delivered to the management office and placed per mailbox.

    What if I have a maintenance request?

    You may submit maintenance requests through the online maintenance portal at any time. Management will follow up promptly.

    What rent payment options are provided?

    We will accept checks or card payments through the online payment portal.

    May I break my lease?

    No, you may not break your lease. We will assist you in reletting should you transfer or if you are no longer enrolled in the University.
